The island
What is Jumeirah Bay Island? Where is it? Who developed it?
Jumeirah Bay Island is a gated private island off the Jumeirah coastline in Dubai, linked by a private bridge. It was developed by Meraas as an ultra-prime residential enclave around Bulgari Resort & Residences and neighbouring collections. For layout, access and amenities, see the Jumeirah Bay community page.
How do you get there, and is it gated?
Access is via a private bridge from the Jumeirah coastline through single-gate security; the island is gated and controlled. Residents and guests clear the gate before reaching the marina, beaches and villa districts. More on access and security is on the community page.
How big is the island and how many villa plots are there?
Jumeirah Bay Island covers about 0.46 sq km, with fewer than 130 villa plots under the master plan. That fixed footprint underpins scarcity across apartments, townhouses, mansions and custom plots. Context on districts and plot layout sits on the community page.
What developments are on the island?
On the island: the four Bulgari collections (Resort & Residences, Lighthouse, Ocean Mansions, Marina Lofts), Villa Amalfi, Sea Mirror, and custom villas and plots. Jumeirah Asora Bay sits at La Mer and is not on the island. Open each project page for unit mix and market context.
The developments
What is Bulgari Resort & Residences?
Bulgari Resort & Residences is the branded heart of the island, marketed as 173 apartments and 15 mansions across the resort cluster. It pairs hotel amenities with freehold residences for owners who want resort living on title. See the Bulgari Resort & Residences page for sizes, layouts and resale context.
What is Bulgari Lighthouse, and what is the record sale?
Bulgari Lighthouse is a 31-residence branded tower on the island. A reported AED 410M penthouse sale (9-bed, about 38,970 sqft) is cited as the island apartment record. Figures are indicative and subject to confirmation on the Bulgari Lighthouse page.

What are Bulgari Ocean Mansions?
Bulgari Ocean Mansions are seven beachfront five-bedroom mansions of about 12,830 sqft each on the island shoreline. They sit at the ultra-prime end of branded villa stock. Details and resale context are on the Bulgari Ocean Mansions page.
What are Bulgari Marina Lofts?
Bulgari Marina Lofts are marina-level duplex loft residences, typically two to four bedrooms, oriented to the island harbour. They suit buyers who want branded living at water level rather than a tower or mansion. See the Bulgari Marina Lofts page.
What is Villa Amalfi?
Villa Amalfi is a courtyard-townhouse collection of 68 homes, typically three to five bedrooms, on Jumeirah Bay Island. It is a resale-led address within the gated master plan. Unit mix and market notes are on the Villa Amalfi page.
What is Sea Mirror?
Sea Mirror is a collection of 18 villas by Lamar Development on Jumeirah Bay Island. It is an off-plan-led product within the island master plan, distinct from the Bulgari collections and Villa Amalfi. See the Sea Mirror page for configuration and process notes.
Is Jumeirah Asora Bay on Jumeirah Bay Island?
No. Jumeirah Asora Bay is a separate Meraas development on the La Mer beachfront in Jumeirah, not on Jumeirah Bay Island. The two are often confused because both are Meraas addresses on the Jumeirah coast. For residences, Ocean Mansions and advisory, see /projects/jumeirah-asora-bay/. If you are comparing the two, we can advise on both in a private conversation.
Buying
What villas are available on Jumeirah Bay Island?
Availability is limited and changes quietly. Typical product includes Villa Amalfi courtyard homes, waterfront mansions, bespoke villas on private plots, and occasional raw plots. Branded Bulgari residences also appear in resale. Supply is finite, so few homes come to market at once. Live inventory is price on application via registration.
How do I buy on Jumeirah Bay Island?
A typical path runs offer and MOU, developer NOC for resale where required, Dubai Land Department transfer, then title deed issuance. We coordinate due diligence, viewings and milestones with discretion. Step-by-step buying guidance is on the Buy page.
How is a purchase completed?
A typical path includes offer and sale agreement, developer NOC for resale where required, then final Dubai Land Department transfer and title deed issuance. We coordinate due diligence, viewing logistics, and process milestones so principals can move with clarity and discretion.
What are the buying costs?
Beyond the agreed price, plan for the 4% Dubai Land Department transfer fee, agency typically around 2% plus VAT, trustee fees and ongoing service charges. Exact totals are confirmed per deal during due diligence. Cost framing sits on the Buy page.
What should a buyer budget?
Jumeirah Bay sits at the top of the Dubai market. Beachfront mansions command a premium over inner plots. Beyond the agreed price, buyers should plan for DLD transfer fee, agency and trustee fees, and annual service charges. We do not publish fabricated live asking prices. Inventory is price on application.
What deposit is needed?
On a typical resale MOU, buyers deposit around 10% of the agreed price, with the balance at Dubai Land Department transfer. Staging and trustee handling are confirmed per deal. Process notes are on the Buy page.
Can non-residents get a mortgage?
Mortgage finance is available to many non-resident buyers in Dubai, though ultra-prime island purchases are often completed in cash. Loan-to-value, rates and bank appetite vary by profile and asset. We can outline options privately after a brief on the Buy path.
What is the cheapest way to buy?
Among reported branded stock, one-bedroom apartments at Bulgari Resort & Residences have been cited from around AED 12M, still far above mass-market Dubai. Entry levels move with scarcity and finish; live asks stay price on application. See Buy and the resort page.

Resale or off-plan?
Resale dominates the Bulgari collections and Villa Amalfi on the island. Off-plan pathways centre on Sea Mirror on the island and Jumeirah Asora Bay at La Mer. Match product type to timing on the Villas for Sale hub.
Prices and investment
How much do apartments, villas and plots cost?
Indicative reported bands: one-bed apartments around AED 12M, two-bed around AED 23M, three-bed around AED 34M; villas and mansions roughly AED 24M to AED 340M; plots roughly AED 65M to AED 182M. These are not live asking prices. Deeper framing is on Why Invest and Buy.

What is the most expensive sale on the island?
Reported highs include an AED 410M apartment at Bulgari Lighthouse, an AED 340M villa resale in 2026, and an AED 182M plot in 2025. Rankings can shift as new transfers clear. Record context is summarised on Why Invest.

Have prices appreciated?
Branded apartments have been reported up roughly 3x since 2020, with medians moving from about AED 3,450 to about AED 11,200 per sqft. Villa Amalfi has been cited around 3.4x over a similar span; plots are directional and heterogeneous, about AED 800 to about AED 6,500 to 7,150 per sqft. See Why Invest for charts and caveats.

What rental yield can I expect?
Island gross yield has been reported around 6%, with an area figure near 6.19% in some extracts. Bulgari one-bed rent around AED 745,000 has been cited near 6%; Villa Amalfi three-bed rent around AED 1.4M near 8%. Yields vary by finish, view and lease. See Why Invest.

Why do investors target island villas?
Land under each home cannot be replicated or subdivided beyond the masterplan. A fixed footprint plus global ultra high net worth demand has supported resilient reported values. Off-market sales are common, which rewards specialist access and patience rather than open-portal browsing.
Is it a good investment, and what are the risks?
Fixed island scarcity remains the structural case, while recent extracts show softening from a high base: apartment prices down about 2.94% and rents down about 18.10% to August 2026. Values still sit far above 2020 levels. Risk and thesis notes are on Why Invest.

Ownership, Golden Visa and tax
Who can own a villa on Jumeirah Bay Island?
Jumeirah Bay Island is a designated freehold zone. Ownership is open to all nationalities with full title registered at the Dubai Land Department. Qualifying purchases can support a UAE Golden Visa pathway. Our advisory helps buyers understand eligibility in the context of their intended purchase.
Can foreigners own on the island?
Yes. Foreign buyers can hold freehold title on Jumeirah Bay Island, with registration at the Dubai Land Department open to all nationalities. Title, NOC and transfer steps follow the same Dubai Land Department path as for residents. Details are on the Buy page.
What is the Golden Visa property threshold?
The UAE Golden Visa property pathway is commonly framed at AED 2M, with a 10-year visa subject to rules at application. Most Jumeirah Bay Island values sit well above that threshold. Eligibility still depends on the live criteria at the time you apply; see Buy.
Is there capital gains or annual property tax?
Dubai does not levy capital gains tax or an annual property tax on real estate in the ordinary course. Owners still budget service charges, utility costs and any fees tied to a future sale. Seller-side framing is on the Sell page.
What are service charges?
Service charges are community-set, ongoing fees that fund security, landscaping, common areas and related operations. Amounts vary by development, size and amenities and are confirmed on title documents and service statements. Budget notes sit on the Buy page.
Selling
How do I sell on the island, and off-market?
Sellers typically brief segment and timing, then we run discreet outreach to matched buyers rather than broad portal exposure. Off-market introductions, viewings and Dubai Land Department transfer support follow once terms align. The Sell page covers process and valuation next steps.
What commission does a seller pay?
Seller agency commission is typically about 2% plus VAT on this site, confirmed in the listing agreement. The buyer normally pays the 4% Dubai Land Department transfer fee. Fee clarity before marketing is set out on the Sell page.
How do I get a valuation?
Start with the indicative estimate tool on the Sell page; it is not a formal valuation or an offer. A private valuation conversation then follows once we have size, segment and condition. Register interest or open the Sell page to begin.
Lifestyle
What is daily life like?
Daily life centres on gated island security, private beach access, a deep-water marina, and Bulgari dining and spa nearby. The private bridge connects to the Jumeirah coastline, with a short drive onward to DIFC, Downtown Dubai and Dubai International Airport. Residents move between home, marina berths and resort amenities without leaving the gated perimeter for everyday leisure. More community context is on the Jumeirah Bay community page.
What amenities are on the island?
Amenities include Bulgari Marina and Yacht Club, an approximately 1,800 sqm spa, Il Ristorante, the promenade and private beaches. Resort dining and wellness sit alongside residential districts rather than as a separate tourist strip. Amenity layout is summarised on the community page.
