Design

ACPV marina duplexes over the water

Antonio Citterio Patricia Viel shaped the Marina Lofts with floor-to-ceiling glazing onto private lawns and terraces over the marina, in the same authorship as the wider Bulgari Residences.

ACPV authorship is shared with the wider Bulgari Residences on Jumeirah Bay Island. Each loft opens through floor-to-ceiling glazing onto private lawns and terraces over the marina, with overlapping wooden terraces and golden limestone that read continuously along the waterfront.

The duplex format pairs a private lift with an internal staircase between ground and first floor, keeping living spaces oriented to the water while bedroom levels remain discrete above. The composition is marina-facing and residential rather than hotel-tower, consistent across the six loft buildings.

Market

Bulgari Marina Lofts value and complex context

Marina Lofts is a small, sold-out loft collection, so there is not enough isolated transaction history to publish a reliable price trend for it specifically.

Live inventory remains price on application on resale and off-market. We do not publish a Marina Lofts price-per-sqft trend, year table or yield table of its own.

Bulgari Residences complex context

For the wider Bulgari Residences complex (not Marina Lofts specific), median apartment values roughly tripled between 2020 and 2025 (about AED 3,450 to about AED 11,200 per sqft), and the wider Jumeirah Bay Island gross investment yield is reported around 6%. Recent 12-month momentum in the complex has softened from a high base. See the full complex tables on our Bulgari Resort & Residences page.

Market figures are Tier 3 historical context from Dubai Land Department and PropertyMonitor. They are indicative, not live listings or offers, and are subject to confirmation.

Buying

Buying a Bulgari Marina Loft for resale

A typical resale path includes offer and sale agreement, developer NOC where required, then Dubai Land Department transfer and title deed. Ownership is freehold for all nationalities, and qualifying values may support a UAE Golden Visa pathway under current rules. Off-market access remains the usual route into this sold-out loft collection.

Costs to plan for include the 4% DLD transfer fee, agency fee, trustee fee and annual service charges. We do not publish fabricated totals. Register interest for a private briefing on available 2, 3 or 4-bedroom marina lofts.

FAQ

Bulgari Marina Lofts questions

What are Bulgari Marina Lofts?

Bulgari Marina Lofts are the marina-level ground-plus-first duplex loft residences within the Bulgari Resort & Residences complex on Jumeirah Bay Island. They sit across six buildings that flank the 46-boat marina, each with private lawns, terraces and a pool over the water. Design is by Antonio Citterio Patricia Viel.

Where are they?

They occupy the marina side of the Bulgari complex on Jumeirah Bay Island, the Meraas seahorse-shaped island off the Jumeirah coastline in Dubai. Access is by a private bridge roughly 300 m from Jumeirah Beach Road. The lofts face the marina rather than the upper-floor apartment stacks.

Who developed them?

Meraas developed Bulgari Marina Lofts as part of the Bulgari Resort & Residences programme on Jumeirah Bay Island. Developer inventory is sold out. Circulating homes are resale and off-market, with pricing on application.

Who designed them?

Antonio Citterio Patricia Viel (ACPV) designed the Marina Lofts in the same authorship as the wider Bulgari Residences on the island. Floor-to-ceiling glazing, overlapping wooden terraces and golden limestone define the marina-facing duplexes.

Are they the same as Bulgari Resort & Residences?

They are the marina-level duplex lofts within that complex, not a standalone tower. Upper-floor apartments, penthouses and mansions of the same complex are covered separately on our Bulgari Resort & Residences page. Marina Lofts share resort amenities while remaining a distinct product line.

How many bedrooms and what sizes?

Layouts run from 2 to 4 bedrooms. Published totals range about 4,589 to 9,434 sqft including interior and terraces. Type 6.B is the only two-bedroom; three and four-bedroom types make up the rest of the twelve layout labels.

Do they have private pools?

Yes. Each loft has a private pool and landscaped lawn over the marina, alongside expansive private terraces. That private waterfront setting is a signature of the Marina Lofts product line.

Is it freehold and can foreigners buy?

Yes. Bulgari Marina Lofts are freehold and open to all nationalities through Dubai Land Department title. Resale transfers follow the usual offer, developer NOC where required, and DLD registration path. Live inventory remains price on application.

Does it qualify for a Golden Visa?

Qualifying freehold purchases in Dubai can support a UAE Golden Visa pathway, subject to current government thresholds and eligibility rules. Many principals weigh that pathway alongside lifestyle and capital motives. Confirm current criteria at the time of purchase rather than relying on historical thresholds.

What does a loft cost?

Live inventory is price on application. The collection sold out from the developer in 2017 and now trades on resale and off-market only. We do not publish fabricated asking totals; register for a private briefing on available duplexes.

Is there a price list?

Download the price list from this page. A specialist will send pricing guidance and follow up. Live asking prices are confirmed with you directly.

Is there a marina, spa, beach, and Bulgari access?

Yes. The loft buildings flank the marina beside the larger yacht club, described as a 46-boat marina in the loft setting and over 50 berths for the Bulgari Marina as a whole. Residents share the Bulgari Spa, private beach and direct Bulgari resort access within the complex.
